Why leaky decks happen
Deck leaks can occur for many reasons:
- Improperly installed or missing ledger or flashing. These small parts, if missing, can create a big problem, as the ledger creates stability between the house and the deck; the flashing prevents water from seeping into the siding over time. That is what happened at this job.
- Improper flashing
- Poor drainage system
- Wear and tear over time
- Sealing and coating degradation
Deck repair in action: fixing a leaking deck
Having a leak anywhere in the home is a major inconvenience, especially when it is in the kitchen! This customer’s leaky deck seeped into the siding and eventually made its way into the kitchen walls. This has the potential to create even more extensive damage and costly repairs if not caught and fixed quickly.
We fixed the leak by installing a dry deck system from Rain Escape under the decking and tied it to the nearby roof to divert all water from the house. The other benefit of the Rain Escape system is that everything under the deck is completely dry. It has been three years since we did this work, and is still dry today.
Once the original problem was fixed, we installed new deck boards and handrails to replace the damaged parts and give the deck a fresh new look. Now, the customer has a useable, well-sealed deck that they can enjoy without fear of leaking, and they can enjoy the porch below.
We installed lights on the lower portion for ambiance and extended usability into the evening.
